Retail Leasing Manager

Job Overview

Our client is seeking an experienced Retail Leasing Manager to oversee the full spectrum of leasing and tenancy activities for a shopping centre development, from initial leasing strategy through to mall opening.

The role will be responsible for developing the tenant mix, identifying and securing suitable retailers, negotiating tenancy terms, and ensuring leasing targets and commercial objectives are achieved. You will also lead the leasing team and work closely with internal stakeholders, consultants, and retail partners throughout the development process.

Key Responsibilities

Leasing Strategy & Tenant Planning

• Develop and refine leasing strategies in line with the shopping centre's positioning, commercial objectives, budget, and leasing targets.
• Plan the ideal tenant mix and space allocation across different floors and retail zones.
• Research current retail market developments and adjust leasing strategies in response to market trends and opportunities.
• Identify prospective retailers that complement the overall tenant mix and initiate discussions to secure suitable tenancy arrangements.
• Lead negotiations on commercial and tenancy terms while ensuring the interests of the business are protected.

Project & Stakeholder Coordination

• Work closely with management, project architects, consultants, and other relevant stakeholders to ensure leasing requirements are incorporated into the overall shopping centre design.
• Provide professional recommendations on leasing-related challenges, project matters, and commercial opportunities.
• Support planning and mall operations teams where required to ensure effective coordination throughout the development.

Retailer & Tenant Management

• Establish and maintain strong relationships with existing and prospective retailers.
• Act as a key liaison between the business and tenants, maintaining professional communication and positive long-term relationships.
• Develop and maintain a strong network within the retail industry to support tenant acquisition and future leasing opportunities.
• Analyse tenant sales performance and market information to support rental projections and commercial planning for new developments.

Leasing Administration

• Oversee leasing documentation and administrative processes to ensure they are completed accurately and within the required timelines.
• Monitor Letters of Offer, Tenancy Agreements, lease expiries, renewals, and tenancy terminations.
• Ensure proper filing, documentation, and tracking systems are maintained throughout the leasing cycle.
• Prepare regular leasing updates, including weekly and monthly progress reports and management presentations.

Team Leadership

• Lead, guide, and motivate the leasing team to achieve agreed business objectives and leasing targets.
• Allocate responsibilities and provide direction to team members to ensure work is completed efficiently and within agreed timelines.
• Encourage collaboration between the leasing team and other departments.
• Provide coaching, advice, and practical solutions when team members encounter leasing or operational challenges.

Additional Responsibilities

• Represent the organisation professionally when engaging with tenants, consultants, business partners, and other stakeholders.
• Proactively identify potential leasing issues and recommend practical solutions.
• Undertake other assignments or projects as directed by management.
